Every service on this page exists to support one sequence, and the sequence is what makes the outcome permanent: inspect, exclude, remove, sanitise, prevent.

Companies that skip the exclusion step can quote you a lower number, and you will see them again next season. We would rather explain the order than win on price.

Why the order matters more than the method

Trapping removes the animals currently inside. It does nothing about the opening they used to get there. In Tucson neighbourhoods with continuous pressure from washes, citrus canopy and open desert, an unsealed home gets reoccupied — often within weeks, because a proven, insulated, predator-free cavity does not stay vacant.

That is why a quote that covers trapping but not sealing is quoting the cleanup, not the solution. The clearest self-test we can offer: if you have set traps and are still hearing activity two to three weeks later, you do not need more traps, you need the entry points closed.

Rodent Exclusion

The core service and the one that actually ends the problem. Sealing the building envelope — tile roof terminations, ridge and hip closures, vent screens, weep holes, utility penetrations, door sweeps and garage seals — with materials that survive Tucson UV and that rodents cannot chew through.

Trapping & Removal

Clearing the existing population with the right trap type, correct placement along actual travel routes, and sufficient density. Checked daily, because a dead rodent in a Tucson attic becomes an odour problem quickly.

Humane Rodent Control

Capture-and-release where it is appropriate and genuinely workable — particularly relevant for pack rats, which are native wildlife rather than introduced pests. We will tell you honestly where it works and where it does not.

Commercial Rodent Control

Restaurants, warehouses, HOAs, self-storage and multi-unit properties. Same core process, scaled up, with documentation suitable for health inspections and a service schedule rather than a one-off visit.

Rodent-Proofing & Prevention

For properties that do not currently have a problem and would like to keep it that way. Preventive exclusion plus a written, property-specific habitat plan. This is the cheapest version of this work by a wide margin.

Attic Cleanup & Decontamination

Removal of contaminated insulation, droppings and nesting material with proper containment and respiratory protection, followed by treatment and re-insulation to specification.

What every job includes

• A full inspection first — interior, exterior, roofline, attic, block walls, plus any vehicles and outbuildings on the property
• Photographs of everything found, shown to you before anyone quotes a figure
• A written, itemised scope — sealed points listed individually, not a lump sum
• Species confirmation rather than a guess from droppings
• A written prevention plan specific to your property
• A warranty on exclusion work, with the terms stated in writing before you approve anything
• No contracts. Ever. If you want us back, you will call.

What we do not do

We think it is worth being explicit.

Glue boards. Inhumane, largely ineffective against rats, and in this region they routinely catch lizards, snakes and birds.

Interior poison. The animal dies somewhere inaccessible — a wall void, a duct, above a ceiling — and you cannot retrieve it. It also carries secondary poisoning risk for owls, hawks, bobcats and pets, all of which are present across Tucson. Poison in exterior bait stations has a legitimate role in some commercial settings, and we will discuss it there.

Trapping without exclusion as a standalone package. We will do emergency removal, but we will tell you plainly that it is a temporary measure.

Which service do you need?

If you have active noise or fresh droppings, you need inspection, exclusion and trapping together — that is the standard job.

If you have no current activity but want it to stay that way, you want prevention, and the best window in Tucson is April to June, before monsoon displacement and the autumn wave.

If you have resolved a problem but the attic is a mess, you want decontamination.

If you are a business, start with commercial.

How the services combine on a typical job

Most jobs are not a single service. A standard Tucson attic problem is usually three of them in sequence.

A roof rat job is typically exclusion (roofline terminations, vent screens, canopy clearance) plus trapping along attic runs, plus decontamination if the population was there long enough to saturate insulation. Three lines on one invoice, itemised separately so you can see what each element costs.

A pack rat job is midden removal and habitat modification plus exclusion at grade, with trapping usually the smallest element rather than the largest — which surprises people who expected trapping to be the whole job.

A mouse job is often exclusion alone plus a short trapping run, and is frequently the least expensive scenario provided it was caught early.

We itemise rather than quoting a single figure precisely so you can decline parts of it. Deferring decontamination for cost reasons is a legitimate decision; we will note it as declined on your scope document so there is no confusion about warranty coverage later.

What we cannot do

Worth knowing before you call, so we do not waste your time:

• Bats. Different legal protections and seasonal restrictions on exclusion. We will refer you on.
• Snakes, bees or scorpions as the primary problem.
• Roof replacement or structural repair. We seal openings; we do not re-roof. Significant adobe restoration is specialist conservation work.
• Electrical repair. We identify and photograph chewed wiring — an electrician makes it safe.

Common questions

Which rodent service do I actually need?

Most Tucson jobs combine trapping to clear the animals with exclusion to seal the entry points — that pairing is what stops the problem coming back. An inspection identifies the species and the entry routes and tells you exactly what your property needs, so you are not paying for anything it does not.

How is exclusion different from just trapping?

Trapping removes the animals inside; exclusion seals the roofline gaps, weep holes, door seals and penetrations they came through. Trapping alone clears a property that the desert simply refills — exclusion is what makes the fix last.

Do you use poison?

No interior poison. It leaves carcasses in walls, endangers pets, and kills the owls and hawks that control desert rodents for free. We trap, seal and reduce habitat instead.
