We are a Tucson rodent control company built around a single, slightly awkward commercial idea: if we do the job properly, you should not need us again.
That is not how most of this industry is structured. The recurring service agreement is the standard model, and there is a reason for it — repeat revenue is predictable. We think it also removes the incentive to actually solve anything, so we do not sell contracts.
What we do
Rodent control across Tucson and Pima County — pack rats, roof rats and house mice — with the emphasis firmly on exclusion rather than trapping.
Trapping removes the animals that are inside. Exclusion is what stops the next ones getting in. Companies that quote for the first and skip the second can quote a lower number, and you will see them again next season.
Why Tucson-specific matters
A national franchise works from a national script. That script does not know that barrel tile leaves open voids at every eave and ridge termination, that block wall weep holes must be screened rather than sealed because blocking them traps moisture in the wall, that traditional adobe needs lime-based repair materials because Portland cement is harder than the substrate and accelerates erosion, or that pack rat middens are a documented kissing bug breeding habitat.
Those are not fine details. They are the difference between a repair that holds and one that creates a bigger problem.
How we work
- Inspection first, always. Species confirmed rather than guessed, every entry point found and photographed.
- You see the photographs before we quote. Not after.
- Itemised written scopes. Every sealed point listed individually, so you can compare our quote like-for-like against anyone else's.
- Warranties in writing, with the terms stated before you approve anything.
- A written prevention plan specific to your property — trimming distances by tree, irrigation fixes by location.
- No contracts. If you want us back, you will call.
What we refuse to do
Worth being explicit, because these are choices rather than oversights.
Glue boards. The animal dies slowly of stress and dehydration, they are largely ineffective against rats, and in southern Arizona they routinely catch lizards, snakes and birds.
Interior poison. The animal dies somewhere unreachable and you trade a noise problem for a weeks-long odour problem. It also moves up the food chain — Tucson's owls, hawks, bobcats and coyotes, plus household pets, are all at secondary risk.
Selling treatment nobody needs. If you have kangaroo rats in the yard causing no structural harm, we will tell you that and recommend habitat adjustments. That is a shorter invoice and it is the correct answer.
Quoting over the phone. Entry point count is the main cost driver and it cannot be assessed by telephone.
Our team
Our technicians are licensed Arizona pest-control professionals with hands-on experience across Tucson's housing stock — tile-roofed block homes, older adobe, and the newer stucco-over-frame subdivisions on the metro edge. Every job is run by someone who has sealed these roofs before and knows where the Sonoran Desert's rodents actually get in. Why we publish so much detail
You may have noticed this site explains a great deal that we could reasonably keep to ourselves — how to find tile roof entry points, why snap traps fail, how to seal a weep hole correctly.
That is deliberate. Some of what we describe is genuinely DIY, and we would rather you did it and kept your money. The jobs that need us — roof access, midden removal with containment, attic decontamination — are obvious enough once you understand the rest.
The commercial reasoning behind no contracts
People occasionally ask how a rodent business survives without recurring revenue, so here is the honest answer.
It survives on volume and referral. A homeowner whose problem we actually solved recommends us to a neighbour, and in a city where rodents are a constant of desert living, that is a steady supply of work. A homeowner locked into a monthly agreement for a problem that was never fully fixed recommends nobody, and cancels the moment they notice.
We think the incentive alignment is better this way for everyone. Our interest is in the job being done well enough that you talk about us, not in the meter running. It is a slower business to build and we are comfortable with that.
